What is the instalment?

It's what you pay the bank every month. It depends on three things: how much you borrow, over how long you repay and the interest rate. Longer terms lower the instalment but increase the total interest.

What really compares banks is the APRC (TAEG): it includes interest, fees, insurance and taxes. That's where the Guru looks for the best option for you.

Frequently asked questions

Does the calculator give me the right instalment?

No. It gives you a realistic estimate using a reference rate. The actual instalment depends on the spread, insurance, fees and your risk assessment, things that are only settled with the bank.

What is the difference between TAN and APRC?

The TAN is just the nominal interest rate. The APRC (TAEG) adds everything you pay (interest, fees, insurance, taxes): it's the number you should compare between banks.

How much deposit do I need?

As a rule, banks finance up to 90% of the property value, so you need around 10% as a deposit, plus deed costs and taxes (IMT and stamp duty).

How much does the Guru's service cost?
